How to make popular rentals

I want to ask the comunity in what kind of rental realm they would rent a plot and how to make a succesful rental. This could also help other players!
I have already gathered some tips from other realms and myself:

-Decorative rentals
-10 cubits for 1 hour
-Holla at least once in a day
-Cheap visible gift on x random plots once a day

You are right. Well, on Saturdays people go with red and say "Red is an eagle!" and crowd the realm up to its max.
